01/2009: The past two
years have been
particularly challenging for the real estate market nationwide. The
local
market has not been as well insulated from these effects as it has been
in some
of the more recent downturns of the economy. While the housing
market,
and real property related to the housing market, has led the way,
virtually all
segments of the real estate industry are now suffering the ill effects
of the
current recession. And the near term outlook is for more of the
same.
It is during times like these that
education, training and
experience have a significant impact on the reliability of professional
services in the real estate industry. The principals of Hamilton
&
Jacobs, LLC have both earned the MAI appraisal designation from the
Appraisal
Institute, widely regarded as the highest level real estate appraisal
designation in the world.
As economists debate the major impact of each minor fluctuation and
nuance in
the national marketplace, it is easy to lose sight of long term trends,
chasing
instead the inevitable ups and downs made worse by such
predictions.
Experienced, reasonable and professional analysis, focused on the
specific
markets in which real property competes, is needed to find sound

specific real estate properties.
The principals of Hamilton & Jacobs, LLC have been through times
like these
before. From the more serious recession of the early 1980’s
through the
less serious, but still painful, downturns that we have experienced
since, we
have provided professional valuation services for a wide spectrum of

in this same market for the past 25 to 30+ years. Experience

2008: Glen F. Jacobs, a
founding
member of Hamilton & Jacobs, LLC, has left our firm to pursue
interests in
another career. He had spent the past 20+ years as a commercial
real
estate appraiser in Central and East Central Florida. We value
his
friendship and wish him well in his new venture.
2007:
Over
the
past decade, hurricanes and tropical storm systems have caused billions
of
dollars of damage to coastal properties in Florida,
resulting in record insurance claims. As a result, insurance
companies
have raised premiums, restricted coverage, canceled policies, or have
stopped
writing policies in Florida
altogether. As a result many property owners could not obtain
insurance
coverage.
In
response, Citizens Property Insurance was created by the Legislature in
2002 to
offer property coverage to Floridians without private insurance
options.
Many policies offered by Citizens Property Insurance require an
estimate
of replacement cost to be provided by State Certified General
Real
Estate Appraisers.
The
principals and associates of Hamilton & Jacobs, LLC have been
providing
opinions of replacement costs, or insurable value appraisals for
property
owners since the 1970’s. We have the required certifications, and
are
familiar with the appraisal requirements of Citizens, as well as other
insurers.
Our firm has successfully prepared insurable value appraisals on
virtually all

2005: It is with great
pleasure
that we announce the formation of Hamilton & Jacobs, LLC, a
professional
real estate appraisal firm specializing in the valuation of commercial
and
industrial real estate, acreage, and litigation valuation
services. Our
primary market area is the East Coastal Florida areas of Volusia and Flagler Counties.
Through three
generations since 1924, the Hamilton
name has stood for honesty, integrity, and quality in the local real
estate
market. Fifty years ago the focus turned to real estate
appraising and
consulting services, incorporating these same principles and ideals.
Now, together with Glen
Jacobs, our firm has over 70
years of combined commercial appraisal experience, with each appraiser
having
at least 20 years of appraisal experience. We will continue to
incorporate time honored ethics, high appraisal standards, local
expertise and
current technology to provide professional services that are relevant
in
today’s market. We have been honored to serve our clients with
high
quality valuation services during our many years, and we pledge to
continue in
that long tradition in the years to come.
